- What this means is that, if any leaks occur related to the original leak within this 5â?? radius, we will return to make the additional leak repair at no additional charge to our client AND we'll add on the new 5' radius to the warranty, extending the leak area our warranty covers!

One of the best ways to ensure the "full life" of your roof is to do Preventative Roof Maintenance, like doing an oil change on your car, rotating the tires, etc; your roof also needs to be maintained!
What is a Preventative Roof Maintenance Program?
The Preventative Roof Maintenance Program (PRMP) provides for quarterly roof inspections to be held on the first (1st) week of the first (1st) month (January, April, July, October) of each quarter for the purpose of documenting the current condition of the roof system as described below. The purpose of these inspections is to assist in maintaining and prolonging the watertightness of the existing roof system and make our client aware of any roof conditions, that if not taken cared of, may become a major roof issue.
INSPECTIONS: We will inspect all roof surfaces, splices, laps, seams, wall flashings, penetration flashings, electrical and mechanical items which are penetrating the roof. We will inspect for *conformance to roof manufacturerâ??s installation details and insure continual watertightness of each item.
We will inspect all sheet metal items found on the roof such as parapet wall copings, fascia, counter-flashings, etc. for *conformance with roof manufacturerâ??s installation details and insure continual watertightness of each item.
We will inspect all drainage system components such as roof drains, scuppers, gutters, and downspouts for potential issues. We will remove any debris found clogging the drains, scuppers, gutters, downspouts, and dispose of accordingly. We will verify that all drainage system components are properly cleaned and in working order, and for *conformance to roof manufacturerâ??s installation details and insure continual watertightness of each item.
*to include conformance to city, and/or county, and/or state roof building codes
INSPECTION REPORT: We will provide a detailed inspection report that will include detailed photos and drawings which relate to the inspection of the property's roof. We will note deficiencies found and provide a proposal for recommended repairs.
REPAIRS: Repairs required due to defects or damage observed will be photographed and documented. These repairs will be performed onsite as soon as possible, typically done the same day!

Types of Roofs that we repair:
| EPDM - (ethylene propylene diene terpolymer) an M-Class rubber under ASTM standard D-1418; the M class comprises elastomers having a saturated chain of the polyethylene type (the M deriving from the more correct term polymethylene). EPDM is made from ethylene, propylene, and a diene comonomer that enables crosslinking via sulfur vulcanization; EPDM have much better resistance to heat, light and ozone.
TPO - (thermoplastic polyolefin/olefinic thermoplastic elastomers)a polymer/filler blends usually consisting of some fraction of a thermoplastic, an elastomer or rubber, and usually a filler; may include polypropylene (PP), polyethylene (PE), block copolymer polypropylene (BCPP); common fillers include, though are not restricted to talc, fiberglass, carbon fiber, wollastonite, and MOS (Metal Oxy Sulfate).
PVC - (polyvinyl chloride) a vinyl roof membrane that has been around for over 50 + years, with a life expectancy in excess of 40 + years and are also the only type of commercial roofing single ply product that has an active recycling program in place; best used on roofs that house restaurants because of its property to be able to withstand animal fat grease from cooking grills.

Built Up Roof - a continuous, semi-flexible roof membrane, consisting of multiple layers of saturated felts, coated felts, fabrics or materials assembled in place with alternate layers of bitumen, and surfaced with mineral aggregate, bituminous materials, a liquid-applied coating or a granule-surfaced cap sheet.
Modified Bitumen - asphalt combined with polymerized rubber (SBS - Styrene-Butadiene-Styrene) or plastic (APP - Atactic Polypropylene), then reinforced with fiberglass to create a rugged-yet-flexible waterproof membrane.
Rolled Asphalt Roof - The material is based on the same materials used in asphalt shingles; an organic felt or fiberglass mat, saturated with asphalt, and faced with granular stone aggregate. The installation process, known as Torch On Roofing, is often used on commercial properties in North America.

Standing Seam is a clean metal roof structure that conceales its fastener panels, it is typically adjoined by neighboring panels with raised ribs/vertical legs.
